Original Edwardian weatherboard house at Newtown sells for the first time in 70 years

AN Edwardian home ripe for renovation and on the market for the first time in 70 years has smashed price expectations at auction on Saturday.

Set in a hot pocket of Newtown, the single-level weatherboard house at 23 Manning Street sold for $960,000.

It was listed with price hopes of $800,000 to $850,000.

Locals secured the home and will, eventually, be making the move across from Belmont.

“They’re a young couple with two kids,” said Whitford, Newtown auctioneer Dale Whitford.

“They’ll rent it out short-term and then renovate and it will be their family home.”

Before opening proceedings, Mr Whitford set about clearing up any house colour queries.

“If you’re interested, the colour is Limpid Green so you can run straight to the paint shop and get your order in,” he said.

The three-bedroom house attracted four bidders at the auction, which opened at $800,000.

Three bidders pushed the price quickly to $900,000 before a latecomer chimed in with a bid of $935,000.

“There were two or three that didn’t get a chance to put a bid in,” Mr Whitford said.

The property is set on a 485sq m allotment and has side and rear access.

It retains plenty of original features, including a wood stove in the kitchen, fretwork in the hallway and veranda, fireplace with timber mantelpiece, and high ceilings

The large backyard receives plenty of northern sun and has established fruit trees, a large storage shed and garage accessed from the rear.

Mr Whitford said new owners would be in prime position to take advantage of the suburb’s lifestyle.

The property is a 10-minute walk to Sacred Heart College and The Geelong College, and St John’s Lutheran and Newtown primary schools.


“With a park and tennis courts at your back gate, private schools within walking distance, and a feast of cafes and shops on your doorstep, this is the ultimate Newtown address for convenience,” he said.
